Since 2007 Burnham Surveying Services Ltd (BSS Ltd) has been offering a range of services to the Residential and Commercial Building sectors in and around the South West of England.
We can offer Domestic Energy Performance Certificates (EPC) for the Home Owner, Estate Agent or Landlord. We will advise and give guidance for Damp and Timber Preservation and through our business associations can offer the complete range of services for the Domestic/Residential property.
Commercial Buildings are subject to similar legislation as that of the Domestic Property market in that an EPC must be in place before the property is brought to market. BSS Ltd can provide Non Domestic EPC’s for Agents, Landlords and tenants alike.
BSS Ltd bring consultancy Quantity Surveying services for the Commercial/Industrial Building sector. We advise on pre tender qualifications and pre contract negotiations, will oversee the financial management of projects and negotiate final account agreements. Being versed with all standard forms of Building Contract we can ensure projects are completed on time and within budget.
Through our business associates we also design, supply and install a variety of Curtain Walling and Window Systems. We also provide Health, Safety and Environmental consultations. With a wealth of construction experience, BSS Ltd have experienced, fully accredited, CRB checked Surveyors that will provide a fast, friendly, efficient, quality assured service.
Energy Performance Certificates
Domestic Property
Energy Performance Certificates (EPCs) show a property’s energy rating and Environmental Imapct (Carbon Dioxide) rating which are a numerical and colour coded indication of the energy performance of the building based on its standardised use. Energy Performance Certificates include these benchmarks to enable buildings to be compared with one another.
Asset ratings are calculated using RdSAP (Reduced Data Standard Assessment Procedures) and takes into account the energy performance of the buildings fabric and its services (i.e. heating, cooling, hot water, ventilation and lighting).
EPCs must be accompanied by a recommendations report, which provides recommendations for the improvement of the energy performance of the building. National Energy Rating can provide advice and guidance, following an initial assessment, of the best options for improving the asset rating of a building.
Commercial Property
Commercial Energy Performance Certificates are required for the sale of a property, the granting of a new lease or assignment of an existing lease. This includes sales by liquidators/receivers, inter-company transfers, sales and leasebacks.
Commercial EPC’s use SBEM, or simplified building energy model, to provide an analysis of the energy consumption of a building. The SBEM calculates the monthly carbon dioxide emitted and energy used by a building given its construction, geometry, use, lighting equipment and HVAC.
SBEM ratings are scored from a scale of 1 to 100, with 1 being the worst and 100 being a zero usage of energy and similarily to the Domestic EPC provides a colour coded indication of the energy performance of the building based on its standardised use. This will enabling the purchaser or tenant to make an informed decision as to the energy efficiency of their investment.
